is it simulator only or both simulator and radio.

RealFlight includes the software on CDs and a "sim-only" controller.  You cannot use that controller for regular flying, as all it includes is circuitry to talk to the PC via USB (there is NO transmission circuitry at all).

I think you should also mention the minimum required configuration for smooth running of this software.
